We review local regulations, analyze allowable uses, setbacks, height limits, and floor area ratios, and evaluate potential design and layout options. The result is a clear understanding of opportunities, limitations, and next steps, providing the insight needed to move confidently into design.

This phase defines the project’s direction by aligning goals, function, and aesthetics while incorporating zoning and code analysis to ensure compliance and set a clear path toward construction documentation. We measure existing conditions, develop accurate base plans, and explore layout and form through concept drawings and 3D studies. The resulting schematic package illustrates the proposed design intent .

Once a preferred design direction is selected, we refine and enhance the estimate with greater detail and clarity. Feedback from the schematic phase is carefully integrated through revisions to ensure the design fully aligns with your goals and expectations. Updated drawings and visuals are prepared and reviewed together, allowing us to fine- tune materials, finishes, and details before advancing toward construction documentation.
Duration of DD phase: 1-2 weeks*

This phase refines the project’s interior character, from space planning to material and furniture selections, ensuring every element aligns with the overall design vision. We curate finishes, fixtures, lighting, and furnishings that balance function, aesthetics, and comfort. Detailed interior drawings, specifications, and high-resolution 3D renderings are developed to guide pricing, coordination, and installation with precision.

Duration of ID phase: 4-6 weeks*

After approval of the design development phase, we refine and finalize the design into a comprehensive set of construction documents. This stage ensures full compliance with applicable codes and zoning requirements and incorporates structural drawings where needed. The goal is to deliver a coordinated technical package suitable for permit submission and construction. Drawings include detailed plans, elevations, sections, and enlarged details that communicate design intent and guide accurate execution on site.
Duration of CD phase: 4-5 weeks*
During this phase, the architect oversees the project’s execution, ensuring construction aligns with approved drawings and specifications. Site visits, RFIs, and coordination with contractors help resolve issues promptly and maintain design integrity. The architect monitors progress, reviews submittals, and provides clarifications as needed to deliver a cohesive built result.
